Real registered sale prices from Maharashtra IGR records — not listed prices, not broker claims. Know the median before you negotiate.
Why IGR data is the only data that matters
Builders and brokers list properties at aspirational prices. The actual amount registered at the Sub-Registrar's office — what the buyer actually paid and signed for — can be 5–15% lower. IGR data captures the real number.
If a project's IGR transactions show consistent pricing for 6 months, the "price increase from 1st" claim is a pressure tactic. Check the transaction history — if the last 20 buyers all paid within the same band, there's no trend to fear.
Walk into the negotiation with the median. Say: "Based on registered transactions in this project, recent buyers paid ₹X–Y. I'd like to come in at ₹Z." This is factual, non-confrontational, and backed by government records.
