The builder will tell you everything is perfect. Check anyway. Once you sign the possession letter, the repair liability shifts to you. This 40-point list gives you the evidence to negotiate fixes before you sign.

Before you start — bring these with you
A torch (for dark corners), a plug-in socket tester (₹200 online), a marble or spirit level (for floors/walls), a bucket of water (for drainage tests), your camera phone fully charged, and the original floor plan. Do not take possession if the Occupancy Certificate (OC) is not ready.
Check all walls for visible cracks — hairline or structural
Tap walls and columns for hollow sounds
Check ceiling for cracks, water stains, or uneven plaster
Check the terrace slab above (if top floor) for waterproofing layer
Check all walls for dampness or seepage marks
Verify plaster is even, no bubbling or peeling sections
Check if walls are plumb (perfectly vertical)
Inspect paint quality and check for uneven coverage
Tap every tile to check for hollow underneath
Check all tile joints are uniform, no missing grout
Look for chipped, cracked, or mismatched tiles
Test flooring slope in bathrooms — water must flow to drain
Open and close every door — should move smoothly without force
Check all door locks function from both sides
Slide or open every window — check tracks and latches
Check all window glass for cracks, chips, or bubbles
Test mosquito mesh/fly screens on all windows
Test every electrical outlet with a plug-in tester
Switch on every light point and fan
Test all MCBs (circuit breakers) in the fuse box trip and reset
Verify earthing is connected across all circuits
Check AC points, TV/data conduits, and modular switch plates
Test water pressure in every tap — open fully for 60 seconds
Check under all sinks for leaks — look for water stains
Flush each toilet 3 times — check fill valve and cistern seal
Run all drainage points and watch the water clear
Check geyser / water heater connection points are in place
Check kitchen platform (counter) for level, no cracked granite/tiles
Test all kitchen cabinet hinges and drawer sliders
Check dishwasher/washing machine provision points
Verify kitchen ventilation duct or chimney provision
Check all bathroom tiles are fixed firmly — no loose or hollow tiles
Test all bathroom fittings — faucets, shower, flush, towel bars
Inspect grouting at wall-floor joints and around fittings
Check exhaust fan placement and duct connection
Check balcony floor slope — water should run to the outer drain
Inspect balcony railing — shake it, check anchoring and height
Verify lobby, stairwell, and lift are complete and operational
Inspect parking space — check dimensions and marking
Occupancy Certificate (OC) — the most important document
No-Objection Certificate (NOC) from the society / builder
Completion Certificate (CC) and RERA completion declaration
Original registered Agreement for Sale (AoS)
Payment receipt for all installments including registration
Sanctioned plan + RERA registration certificate
