1. We Are Not a Government Authority
RealtorDekho is a private intermediary platform. We are not affiliated with, authorised by, or acting as an agent of:
- Maharashtra Real Estate Regulatory Authority (MahaRERA);
- Any other state Real Estate Regulatory Authority;
- The Ministry of Housing and Urban Affairs, Government of India; or
- Any other government body or regulatory authority.
The name "RealtorDekho" and the BrokerCheck feature are independent private services and do not carry any government endorsement, authorisation, or certification.
2. What "RERA Verified" Means on This Platform
When a broker profile on RealtorDekho displays a "RERA Verified" badge or status, it means only that:
- The broker has submitted a RERA registration number;
- RealtorDekho has cross-referenced that number against publicly available data scraped or accessed from the relevant official RERA portal (such as maharerait.maharashtra.gov.in) at a specific point in time; and
- The number appeared as an active registration in our reference database at the time of verification.
RERA verification on RealtorDekho is not:
- Real-time verification from the official RERA server;
- A guarantee that the registration is currently active, valid, or in good standing;
- Verification of the broker's disciplinary history, pending proceedings, or complaints filed with the RERA authority;
- Verification of any project registrations, developer affiliations, or claims made by the broker;
- An endorsement of the broker's professional conduct or competence.
3. Limitations of Our Verification
Our RERA verification has the following inherent limitations that all users must understand:
- Data currency: Our reference database is updated periodically, not in real time. A broker's RERA status may have changed (expired, suspended, or cancelled) after our last verification.
- Portal accuracy: We rely on data published by official RERA portals. Any errors, omissions, or delays in the official portal data will be reflected in our verification.
- Broker-provided information: We verify the RERA number submitted by the broker. We cannot independently confirm that the person operating the profile is the same individual named in the RERA certificate.
- State coverage: Our primary verification covers Maharashtra (MahaRERA). Verification for other states is performed on a best-effort basis and may be less comprehensive.
4. Advisory to Consumers
If you are a property buyer, seller, or tenant relying on RealtorDekho to verify a broker's credentials, we strongly advise you to:
- Independently verify the broker's RERA registration number on the official portal for your state;
- For Maharashtra: maharerait.maharashtra.gov.in
- Confirm that the registration has not expired or been cancelled;
- Check for any complaints or disciplinary actions filed against the broker on the RERA portal;
- Request to see the original RERA registration certificate before engaging the broker for any transaction.
RealtorDekho strongly encourages engagement with RERA-registered professionals. Our platform is designed to surface verified professionals but does not replace due diligence on the consumer's part.
5. Advisory to Brokers
By registering on RealtorDekho, brokers confirm that:
- Their RERA registration number is valid, accurate, and currently active;
- They will notify RealtorDekho immediately if their RERA registration expires, is suspended, or is cancelled;
- They will not use the RealtorDekho platform or any verified badge to misrepresent their credentials to consumers;
- Misrepresentation of RERA status may constitute an offence under the RERA Act 2016 and the Consumer Protection Act, 2019.
6. RERA Act Compliance
Under the Real Estate (Regulation and Development) Act, 2016:
- Real estate agents are required to register with the relevant RERA authority before facilitating any transaction in a RERA-registered project (Section 9);
- Acting without RERA registration in a RERA-applicable project can attract penalties of up to ₹10,000 per day of default (Section 62);
- Providing false information during RERA registration or to a consumer is an offence under the Act.
RealtorDekho supports and encourages compliance with the RERA Act. Our platform is designed to promote transparency in the real estate sector by making RERA-verified professionals discoverable.
7. No Liability for RERA Data
AgentConnect Technologies Private Limited expressly disclaims all liability for:
- Any loss, damage, or harm arising from reliance on RERA verification status displayed on RealtorDekho;
- Any transaction entered into by a consumer with a broker found through RealtorDekho;
- Any inaccuracies in the RERA data sourced from official portals;
- Any change in a broker's RERA status that was not reflected on our platform at the time of a consumer's reliance.
