💬 What to Say — Situation Scripts

First meeting with broker / builder
✅ Do
  • Ask open questions: "What's the builder's delivery track record on past projects?"
  • Ask for RERA registration number upfront
  • Say "I'm comparing 3 projects" (true or not)
❌ Don't
  • Never say how much you've budgeted
  • Never say "this is exactly what I was looking for"
  • Never commit to anything on Day 1
Making an offer (resale)
✅ Do
  • Lead with comparables: "Registrations in this building are at ₹X/sqft"
  • Have your loan pre-approval letter ready
  • Offer a specific number, not a range
❌ Don't
  • Don't negotiate in front of the broker — it leaks your ceiling to the seller
  • Don't make multiple offers in the same conversation
  • Don't respond to "give me your best price" — counter with a counter-question
When seller / builder says "no"
✅ Do
  • Ask: "What price works for you?" — let them anchor first
  • Pause. Silence is a negotiation tool.
  • Say: "I need to think — I'll come back tomorrow"
❌ Don't
  • Don't immediately raise your offer
  • Don't show desperation or urgency
  • Don't threaten to walk away unless you mean it
