Absolutely yes. A pre-approval (also called "in-principle sanction") is one of the most practical things a first-time buyer in Bangalore can do before starting their search.
What it is: A written commitment from the bank that you are eligible for a loan up to ₹X, subject to property verification. It's based on your income, ITRs, CIBIL score, and liabilities.
Why it helps:
- Know your actual budget. Most buyers overestimate their eligibility. Your home loan amount is typically 80% of property value AND limited to 40-50% of your net monthly income as EMI. Pre-approval tells you the real number.
- Sellers and builders take you seriously. In Bangalore's competitive market (especially Whitefield, Sarjapur, Hebbal), a pre-approval letter shows you're a serious buyer. Sellers with multiple offers will choose you over someone "still arranging finance".
- Faster closing. With pre-approval, the actual loan disbursal takes 10–15 days instead of 30–45 days after you finalise a property.
- You can negotiate better. A cash-ready buyer (pre-approved) can push for price concessions or waiver of admin fees.
How to get it:
- Approach 2–3 banks: your salary account bank, SBI, and one HFC like HDFC Ltd.
- Documents needed: Last 3 months salary slips, 2 years ITR, 6 months bank statements, Form 16, Aadhaar, PAN.
- Takes 3–5 working days. Most banks issue the letter free of cost.
